The Waterfront Newport Office Center is a significant player in the virtual office program as well as in the provision of executive office spaces. Located at 2901 West Coast Highway in prestigious Newport Beach, the owners of the building contacted our team at Caliber Signs & Imaging to discuss the design and replacement of an existing low-level ground monument marquee marker with a tenant pylon sign in Newport Beach CA for executive suites.
Advertising Building Tenants with a Tall Pylon Sign
It is essential for the building’s tenants to see their names displayed to motorists. Because some tenants rely on an executive suite to welcome customers to their businesses, their names on a tall sign become advertisements and branding opportunities. Clearly, a sign that stands out visually will create the level of brand promotion that achieves this type of visibility.
What are Pylon Signs and Why Do They Work?
Some people also call a pylon sign a highway or road sign, even a monument sign. What makes them so successful at drawing attention is the height of the product. It can stand very tall so that oncoming traffic has an easy time reading the information even from a block or more away. Because these freestanding signs must harmonize with the architectural presentation of its building, it is essential to customize the design from the ground up.
Business clients typically have a variety of material options open to them when they select this signage product. The most common one involves the double-sided design of a steel frame monument with illuminated box cabinet technology. Other options include aluminum structures, brick and mortar style presentations, and illuminated as well as non-illuminated products.
Case Study: Waterfront Newport Office Center Receives a Custom Pylon Sign
After consulting with our client, we were aware that the City of Newport Beach has stringent rules about reviewing and approving sign change requests. The City refers to this process as the Comprehensive Sign Program. Before a permit can be requested, we had to write and submit an extensive sign program. This is a requirement, especially when multi-tenant buildings will require more than one sign. Our sign program outlined the pylon sign as well as up to eight building signs. In essence, we were able to meet our client’s current needs for the pylon sign and any additional building signs installed in the future.
Part of the Comprehensive Sign Program includes submitting four sets of detailed plans that feature property lines, street frontage, and similar information. Because our shop routinely works with the City, our office staff has the know-how to complete the application with all the details that are needed such as a visible line of sight, height, and other possible limitations.
However, there was an obstacle. The proposed signage location is exactly ten feet above the roof of a two-story subterranean parking lot. There is also a water retaining wall barrier that prevents flooding. Therefore, it was essential that the plans we drew up would be perfectly cognizant of these potential limitations.
Our shop developed all of the specs, put them in the appropriate format, and submitted them to the City for review. We received permission to proceed as planned and received the necessary sign permit. Next, we built the pylon from the ground up—a 20-foot-tall aluminum construction that consisted of two steel pipes and a concrete footing six feet deep, which we reinforced with rebar. The sign itself displays a double-sided design that accommodates tenant panels.
The building owners can replace them for new incoming tenants in the future. All panels are illuminated from within with bright white LEDs that are economical to operate. The tenant sign graphics all feature the same color, which provides a consistent, simple, and sleek design that enhances the architectural details of the venue.
